The Fixed Asset Account is a key member of the Controller’s team responsible for all aspects of the fixed asset accounting life cycle, lease accounting and assisting with real estate portfolio management. This role interacts with a variety of team members from the manufacturing plants, distribution centers, R&D team, IT, internal controls and internal and external audit. By analyzing the company’s fixed asset and real estate portfolio the Fixed Asset Accountant will maximize financial returns.
Manage fixed assets accounting and program. Analyze newly acquired assets and capital expenditures to keep accurate financial records and reporting.
Manage the accounting for leases under IFRS16 and lease system.
Perform regular asset confirmation and impairment review.
Create reports and present to senior management for strategic planning.
Assist in the capital planning process for both future capital spending and the evaluation of past capital projects resulting in accurate monthly forecast.
Support different business units on capital investment: Development, Approval, Tracking, and Review.
Develop and maintain a reporting system for Controller, plant controllers and DC managers ensuring that all asset additions, transfers and retirements activity in the plants/locations are properly accounted for.
Increase overall efficiency and accuracy by assisting in the creation of standardized depreciation policies and procedures.
Reduce payment discrepancies, resolved documentation issues via collaboration with internal/external partners.
Prepare schedules for Lixil reporting requirements related to fixed assets and leases.
Assist in both internal and external audits.
Qualifications:
Bachelors Degree in Accounting
5-8 years on fixed asset accounting experience
Good communication skills, both oral and written
Good analytical skills
Ability to act and operate independently with minimal daily direction from manager to accomplish objectives and resolve issues
Ability to interact with people at different levels in the organization
Strong organization skills and ability to work under tight deadlines
CPA preferred
SAP experience preferred
