The Property Manager is responsible for the overall operational success of a residential community, ensuring strong financial performance, high occupancy, and exceptional resident satisfaction. This role includes team leadership, compliance oversight, vendor management, and budget execution. Reporting directly to the Regional Manager, the Property Manager drives performance through a customer-first approach while maintaining compliance with company policies and affordable housing regulations.
Core Responsibilities:
- Oversee daily operations of the community to ensure optimal occupancy and financial results.
- Track and update move-ins and move-outs, ensuring units are turned within 7 days of vacancy.
- Conduct property tours, highlighting features, amenities, and local attractions to prospects.
- Maintain compliance with affordable housing programs and ensure inspection readiness.
- Partner with the maintenance team to monitor and track timely completion of work orders.
- Ensure emergency coverage; notify the Regional Manager when unavailable.
- Develop, manage, and reforecast community budgets.
- Review and explain financial reports, variances, and delinquency trends.
- Lead assertive collection efforts and oversee the eviction process.
- Approve and manage community expenditures, ensuring budget compliance.
- Review and code invoices, submit to corporate for payment, and resolve vendor payment issues.
- Vendor & Contractor Relations
- Establish and maintain vendor relationships.
- Solicit and review proposals for non-warranty repairs and services.
- Ensure vendors meet performance expectations and contractual obligations.
- Resident Engagement & Customer Service
- Serve as a key point of contact for residents, promoting a welcoming and supportive atmosphere.
- Resolve resident issues promptly and professionally.
- Organize and support resident events to foster community engagement.
- Leadership & Team Development
- Hire, train, supervise, and develop on-site staff.
- Track required staff training and ensure timely completion.
- Provide coaching, counseling, and performance feedback in coordination with Human Resources.
- Approve timesheets and monitor adherence to overtime policies.
- Participate in recruitment, interviews, and onboarding processes.
Required Qualifications:
- 4+ years of multifamily real estate experience
- Affordable housing experience required
- High school diploma or equivalent required
- Experience with property management software (AppFolio preferred)
- Proficient in Microsoft Office Suite, Zoom, SharePoint, and other common platforms
- Familiarity with TDHCA, Dropbox, Paycor, and BlueMoon/Redbook preferred
- Ability to operate general office equipment (computers, scanners, phones, etc.)
