Responsibilities:

• Lead and manage the on-site team through hiring, training, coaching, and development
• Conduct employee evaluations, performance reviews, and administer any necessary corrective actions
• Oversee the Turn process in accordance with company standards and timelines
• Maintain a strong understanding of the property and surrounding market trends
• Support and direct leasing efforts, including tours, move-ins, and renewals
• Execute marketing and sales plans to achieve optimal occupancy and revenue goals
• Ensure leasing team is knowledgeable, motivated, and aligned with property goals
• Monitor and manage property income and expenses to optimize net operating income
• Prepare accurate operating budgets and financial forecasts
• Ensure timely rent collection and compliance with landlord/tenant regulations
• Analyze financial performance and recommend strategies for improvement
• Maintain a high level of customer satisfaction and manage resident retention initiatives
• Ensure prompt and effective resolution of maintenance requests
• Partner with maintenance team to uphold service standards and overall property condition
• Operations and Risk Management
• Complete all required reports accurately and on time, following company procedures
• Conduct regular apartment inspections before move-in, after move-out, and during occupancy
• Identify and address potential risks or liabilities to maintain a safe living environment

Education and Experience:

• High school diploma or equivalent required
• College degree preferred
• Strong background in property management; experience in student housing is highly valued
• Proven leadership and team development skills
• Strong financial acumen, including budget creation and reporting
• Effective in sales, leasing strategy, and customer relationship management
• Excellent verbal and written communication skills
• Familiarity with property management software; experience with Entrata is preferred
